REQUEST FOR PARCEL SPLIT OR MERGE OR NEW ADDRESS

Parcels MUST meet the following criteria to be merged:

  1. Requests must be made by taxable status date (March 1st each year).
  2. All property taxes must be paid in full
  3. Parcels must be abutting (have a common boundary) and contiguous (must not be split by another parcel).
  4. Deeds for all parcels must list IDENTICAL owners (middle initial, JR/SR, same owners listed etc).
  5. Parcels must have the same zoning or owner has to request zoning reclassification through the zoning board.
  6. Parcels must meet all requirements set forth by the Town of Cheektowaga Code.

Procedure to Merge Parcels

  • Complete the Request to Split or Merge Parcel Form and submit to the Town Assessor copies of surveys or plot sketch and proof of current paid taxes. (Co/To, School and Village if applicable).
  • Assessor will review and forward for review and approval by the Building Department and Town Engineer.
  • If all departments approve, the assessor will merge the parcel for the current assessment roll.
  • The assessor will notify Erie County Tax Mapping with the revised SBL for the parcel.

Procedure for minor Parcel Splits

  • Complete the Request to Split/Merge Parcel Form and submit to the Town Assessor copies of surveys or plot sketch and land descriptions for current configuration and proposed changes and proof of current paid taxes. (Co/To, School and Village if applicable).
  • This request is forwarded for review and approval to the Building Department and Town Engineer.
  • Upon approval from the Building Dept and Town Engineer, a Board Agenda Request may be put before the Town Board for approval by resolution.
  • If approved, a deed must be filed with Erie County Clerks office.  Subdivision or splits of tax parcel can only be achieved by filing a new deed with Erie County clerks office.  The deed is filed with a legal description which only describes a portion of a tax parcel.
  • Erie County mapping will update tax maps and assign new SBL numbers for new parcels.
  • The assessor will split the parcel.

Procedure to request Address on vacant land

  • Submit form with copy of parcel survey to the assessor.
  • Assessor will refer request to the Building Dept for addressing
  • Once assigned, the Assessor will change records to reflect the new address

*Upon completion of split, merge or new parcel address, the property owner will be notified by mail that the changes are complete.*
